Overview
The Hickory Creek SMART Flex Fund is constantly vetting deals for our own portfolio and our partner investors. Currently, we are raising for a private credit fund which focuses on restoring and sometimes placing mobile homes on empty lots in existing mobile home parks. This is an amortizing loan which returns principal along with interest, putting more money back in our pockets quicker. The IRR calculates at around 11% for our investors. These loans should run around 4-6 years, but capital could be returned sooner.
We have currently raised 2 tranches of capital for this fund and are pleased with the prompt communication and distributions occurring exactly when predicted. My investors love this fund because it also returns some principal along with interest and allows them to allocate quicker into other deals, thus increasing the velocity of their capital. We are currently raising for tranche #3 through the month of September.
